Improving the land, in step with the people who call it home.

We acquire and improve properties in step with the surrounding land and community, so the neighbors, the environment, and our members all come out ahead.

Enriching Communities & Environments

Every project has to be good for more than the balance sheet.

Our guiding rule is simple: improve a property in a way that fits the land it sits on and lifts the people around it. When we do it right, the value we create is shared with the community and with our members, in equal measure.

In tune with the land

We shape each property to work with its surroundings (the water, the trees, the terrain) instead of flattening what makes a place special.

Good for the community

A better property should mean a better neighborhood. Every improvement is measured by what it gives back to the people and place around it.

Shared upside

The gains from a well-run project don't sit with a few. Community and members benefit equally, and that balance is built into how the LLC is structured.

Our name is our map

From frontiers to foothills.

The name isn't just poetry. It's the range we work in, from the wide-open Alaskan frontier where the family's roots run deep, to the rolling foothills of Tennessee where the next chapter is taking shape.

We look for places worth caring for: an overlooked acre, a tired structure, a piece of land with good bones. Then we put in the work to make it better for the people who'll use it and the ones who live nearby.

The Fall Creek Falls retreat.

Our first Tennessee project, and the reason a lot of people will meet us.

A getaway a short walk from the falls.

We picked up an acre tucked near Fall Creek Falls, one of the most beautiful corners of Tennessee, with some of the tallest waterfalls in the eastern U.S. We're shaping it into a vacation rental built to fit the setting: a place to slow down, step outside, and let the falls do the talking.

How we work

Find it, improve it, share the upside.

Find the right place

We look for properties with good bones and real potential, where thoughtful work will genuinely improve the land and serve the people nearby.

Improve with care

Every choice is weighed against the environment and the community. We build to fit the setting, not to fight it. Quality over shortcuts.

Share what's created

Whether it's a rental guests love or a property that lifts its street, the value flows back to the community and members alike.
